What we do
At GMS Architecture, we offer creative architectural design, professional services and technical expertise. We can lead you through the entire building process, from inception through to project completion. Our experienced personnel will advise and guide you through planning and building regulations procedures, and consider every aspect of your architectural project, including specifying building materials and finishes which are best suited, and most cost effective for your project.
We believe the best buildings come from close co-operation between clients and their advisors. As our schemes develop, they are subject to regular design reviews within our office to ensure that quality is maintained, which also takes advantage of cross-fertilisation between projects. We realise that good initial architectural design and mindful planning in the early stages will often save you money or add value in the long term.

Getting started
At GMS, we offer a free initial consultation, for all new projects. This initial consultation presents the opportunity for you to discuss your requirements and ideas with members of our professional architectural team. Our friendly team will work with you to deliver what you require, as well as clarifying any questions that you may have regarding your project.
After the initial consultation, we would liaise with you to ensure that you are completely satisfied, allowing us to develop your requirements into a project brief. We take each scheme on its own merits, marrying it to our typical method of appointment, which breaks down our professional service into five simple stages, as follows:
1 Measured survey of relevant parts of property. 2 Alternative designs, site analysis, design appraisal, statements of support and justification, detailed scheme, full planning permission and listed building or faculty consent. 3 Detailed drawings and notice under building regulations. 4 Specification and schedule of works, send out for competitive tenders from contractors. 5 Inspections of work in progress to check that contractor is complying with contract, check contractor’s final account.
Separately, we act as CDM-C under the Construction (Design and Management) Regulations 2007.
All GMS project drawings, from concept sketches, planning and building regulation drawings to are drawn accurately to a high standard using CAD (Computer Aided Design), and in good time. We will advise you on the use of any other consultants that may be required. We will guide you through the planning process, prepare the documents needed to make the application and meet with the relevant planners on your behalf. We will monitor the construction and budget of each project to ensure that you are completely satisfied.
What will it cost?
Our clients at GMS have the option of selecting the ‘full-package’ of works (the five stages outlined above), or choosing only specific parts of our architectural services, from initial design stage through to final delivery of the project on site. Our professional fees will be worked out depending on your requirements. Some projects are best worked out on an hourly rate whilst others require a fixed fee, or we may suggest a combination of both.
